When On-Time Rent Finally Counts

You've already passed the hardest test in housing. $2,000+. On time. Every month. For years. The old mortgage score often treated a thin file like a risk even when the rent never bounced.

What Actually Changed in 2026

Fannie Mae accepts VantageScore 4.0 from approved lenders on eligible Desktop Underwriter loans. Adoption is optional — a lender may still run Classic FICO. When VantageScore 4.0 is used: all three bureaus, same model for every borrower on the loan, Special Feature Code 067 at delivery. Manual underwriting still uses Classic FICO. FICO Score 10T is later, not the everyday score yet.

VantageScore 4.0 is trended (~24 months) and can include reported rent, utilities, and telecom.

What This Is Not

Rent does not replace underwriting. Income, assets, appraisal, DTI, reserves, and occupancy still have to work.

  • Rent only helps if it is reported to Equifax, Experian, or TransUnion
  • VantageScore 4.0 is not live at every lender
  • One model per loan — do not mix Classic FICO and VantageScore 4.0 on the same note
  • Late rent on the bureau can hurt
